@Isi Nau I agree, there is real growth potential in the west side esp with the push towards greater infrastructure spending to make Kapolei a true second city.

Certainly for growth and appreciation though.

@Christopher Olsen Make a spreadsheet of the MSA trends over the past 10 years like: vacancy, job growth, population growth, job diversity, supply & demand, taxes. 

The east end is experiencing a lot of growth around the hospital and new road construction will help connect the city better.

So lets say you buying at 8% cap rate and now will try to increase you should budget in year 5 a reversion cap rate of 8.75% or higher and 1 to 2 years of some stangnant rent growth or none. 

But after a while, the growth just slows down. 

This step is the easiest one and can be a DIY task.

Repairing wood siding is not a cheap task as well (especially if you want repaired areas to match rest of house) and will ultimately run the risk of  future repairs.
