Based on 20% down, and extremely conservative appreciation forecasts, initial returns start around 30% and increase every year.Depending on the market conditions, we would refinance each property after 3-5 years and use proceeds to purchase additional properties - creating a multiplier effect on returns.We plan to move slowly into rehabs in 2016, but would convert to rental rather than flip to avoid ordinary income tax.

We did some matching of calls to spots in multiple markets and developed some intelligence on what shows and what networks generate calls, so we have a really good model for what we want to buy in a market, and that works really well so the single TV campaign tracking number is not really an issue.

@Steven Wiltz Steven a little off topic but I just bought a MHP and I am hualing off the junkers and need to replace them. used park model single wides is what I am looking for about half a dozen of those any suggestions here in the northwest .. appreciate it in advance
