As they say, try to narrow your focus as soon as you can, but at first you'll probably test a lot of things out.

Focus on finding people who are motivated to sell.

I can just look up recent cash transactions closed  and track down the active investors in the area.I do see this model happening a lot here in Texas ..these brokerages focus only on finding distress properties and double closing them to other investors... but they cherry pick comps, inflate their ARVs and market the property to newbies who have no clue what they are doing .

I think an alternative way to structure the concept is focusing on earning more as opposed to cutting/managing costs.

Now I'm ready to take action and start looking for my first deal.I am focused primarily on properties that I can BRRRR and/or flip.  

It's a 5BR 2.5bath unit for what it's worth.I've reviewed the ultimate guide to tenant screening, but that is focused on renting to a single person / family. 

With that being said,  do you feel it would be better if I were to get into real estate and focus on selling homes, or managing properties and not both? 

So my question is would it be advantageous getting a CA real estate license to familiarize my self with the process and laws then get another license in NC to gain access to the MLS and then build from there or wait for my move and just continue general studying until I can properly focus on my market and state specific laws?

Perhaps I should focus my efforts south of the border.
