If you do accept turnkey tenants, make sure the property management company who places them follows your rental criteria and also has the time and resources to manage your property effectively.

For my day job I do financial modeling and consulting for billion dollar companies which has turned me into an excel ninja.

I guess each buyer will have to determine for themselves whether or not the LLC is financially beneficial based on the savings and benefits the LLC could provide them versus any taxation drawbacks.

The electric water heater actually keeps costs down in my situation and makes tenants become responsible for conserving resources. 

My goal with REI is to ensure a comfortable lifestyle through a smart and diverse holdings and attain true financial independence; I also want to help other like-minded individuals and do the same! 

The ultimate goal for me is financial freedom and the ability to share the change in lifestyle with others.
