Get financials of tenant and payment history to make a decision.

My fear is the money will get spent if it is all in one general account; I want to do this right so when surprises happen, I am financially prepared.  

The sellers agent is obligated to present your offer to the seller and it will be the sellers decision to accept or reject the offer.

I have my clients fill out an Excel financial statement.

But I left the farm and worked in industry, where I earned money from my labor (time --> money) to buy the 2,000 calories a day.I knew that if I saved a portion of my income and invested it in income-producing assets (money --> money), the day would come when the income from those investments would be enough to buy the 2,000 calories a day I need to stay alive (my parents were struggling farmers in what is today the Rust Belt and were always looking for innovative ways to survive financially).

The charges for preparing and posting notice, filing for court date, etc are all part of tenant financial responsibility as per lease.Be fair but firm and treat EVERYONE equally, regardless of stories/excuses they try to provide. 

They would require no background check and are financially solid. 

I spoke with a fellow employee about investing and using this to build wealth and be financially free from W2 one day.

If I keep it, it will end up running down more or I will end up losing it to the financial institution. 

I plan to call a bunch tomorrow & stop in with our financial projections sometime this month to see what their terms are.Thanks in advance!
