And if you are living off all $200k, you will not have more to invest to keep your income growing.So all told, if you are feeling burnt out, I encourage you to find a way to resolve that.

Hi,I have a turnover for a property in Memphis TN, and there's a bit of extra work that needs to be done in addition to standard wear and tear, some bedroom doors need to be replaced, blinds, patching, painting, some floor tiles etc....I got an estimate, and I know everything is costing more these days but it feels a bit aggressive. 

Of course one can hire professionals with those skill sets, but for me and my family living in a new city where we didn't know many people, managing and budgeting for large scale renovations would have been a really difficult task when we were starting out our real estate journey while also navigating full time work outside of real estate simultaneously. 

The property manager feels it's risky to do anything other than a month-to-month lease right now.

I would love some candid feedback from those local in Detroit especially those of you RE professionals that work with out of state investors. 

@Arina AlexiucAs a fellow previous Marylander and still an owner of a property in MD, I feel comfortable speaking on the Baltimore area and the Area between Daytona Beach and Jacksonville.I have had nightmares in my Maryland property and really only lame scary dreams in Florida.
