You just can't change the terms on someone that has already applied.Lower your prices, not your standards.I'm concerned that you want to lower your credit score requirement because that opens you to more risk.

Lastly as an illegal unit it is  huge liability if there was a trip and fall claim, fire etc your insurance may not cover.I recommend renters insurance for whoever lives there is mandatory to add another layer of protection. last option not considered is you living in the bonus unit to have a free place to live with minimal risk

@Joshua TellesDepends on the interest rate you can get and the equity you have.If your rates on your existing properties are lower than today’s rates then it does not make sense to refinance for higher rate debt.
