The reality in Texas is that you have only a slim chance to collect on a judgment and even slimmer chance to collect on someone you does not permanently reside in the USFocus on what is important now which is possession of the property.

If this is something you're good at, I think you have a great chance investing out of state and banking on cash flow/slow appreciation.Are you from Denver?

In my experience there is only a 1% chance the owner will purposely damage the house.

If you see a property you like, go see it ASAP, try to get your offer in before others have had a chance to see it.  

It will take a few projects before you start to feel comfortable with estimating/analyzing all of the areas you mentioned. 

If not then there’s a chance the appraisal is accurate as is and you probably over renovated.

If they've lived there for 3 years, chances are you will have to repaint at turn over anyways.
