I'm fairly new to BP and this is my first post.

While the new deed is held in escrow, and a memorandum has been filed for the contract,  this ensures no further liens can taken out of the property in the meantime, in addition to securing the sell.

I looked at a home that I found fairly nice but after some discussion with the homeowners I'm not sure there's a deal here. 

Are you looking for something that is rent ready (turnkey) or something that needs some work - fairly minor or major?

I use "great schools' as a rental tool - tells us a fair amount of where our residents want to live.
