I currently on STD while writing this due to a car accident while heading home from work one early Saturday morning so I have plenty of free time to learn and educate myself from experiences published on this website. 

This is usually due to changes in boards and management and sometimes it's not intentional.

I am working hard to try to change that!

My lender told me I could not use it unless I have 25 percent equity in my current home or my place of employment is closer to the new home.. is this true and has the rules changed?

Hey BP community-I've been educating myself the past few months and a deal presented itself that I'm making moves towards.

I've spent the past couple months educating myself by reading books and listening to most of the podcasts on this forum but feel that having some guidance on making the first purchase would be beneficial.If anyone has any recommendations, I would greatly appreciate it. 

I have only been working for 1 year but I want to educate myself in real estate investment to escape the rat race.

It will be difficult in my opinion, unless you can change the use of the land by petitioning for a zoning change with the city council, and then try to sell a re-zoned single family 4 unit parcel to a small developer.

I began this year trying to look at and educate myself about commercial multifamily.
