Greg,If I understand your question correctly you are speaking from a wholesaling perspective.I'm thinking the profit in the 65% model would be 5% for you when you wholesale to your rehab buyer @ 70% of ARV.So for instance: ARV is $200K x 65% @ $130K - $50K repairs = $80KAssign 2 cash buyer for 70% of ARV @ $140K - $50K repairs = $90KDifference is your profit @ $10K.Obviously if you can purchase @ < 65% ARV, that puts more profit in your pocket.Sometimes you have to play it by ear.

There was a part of this book that caught my ear (It was an audiobook), where he mentioned a strategy of owning 49% of your spouses business as a passive investor, in order to have your passive losses (I have those from some syndicated deals I'm in ) offset the profits of your spouses business.

low rates and top shelf service rarely go together.. this is one area you don't want to be cheap about.I mean whats the huge savings if someone does it for 8 % as opposed to 10%  2% of 1000 rent is a whopping 20 bucks.and sometimes this axiom rings true you get what you pay for.@?
