How would I assess a piece of land based on what surrounding land has recently sold for?

@Shawn Ackerman  I am planning on using various strategies such as direct mail, bandit signs, driving for dollars (I have some issues with my license at the moment but I have asked my friends to help me out with this), cold calling, fsbo.com, and craigslist.

We are taking a trip out there the weekend of the 22nd and want to drive by a few areas and see if there was anything worth taking note of.

If you have the time, go knock on doors and driving for dollars.

In looking at this topic further, i was informed that the city needs to keep a certain amount of streeet parking on the street, and every other house has a drive way assigned.
