I personally don't like this transaction, but everyone has a different risk tolerance. if you can aggressively raise rents and the market appreciates you are fine.For your assumptions the red flags that I'm seeing:0% vacancy should be higher unless your a PM and are experienced, even still.0% for management fees, are you a property manager?

In a situation like that I think you are doing the correct thing in billing back the tenant because the utility is based on usage and not a flat fee that you can bake into the rent price.

Sure, you'll spend a tad more in closing costs having to pay a settlement fee twice, however, at the end of the day you have the property, and not someone else.I always suggest to our borrowers to buy the property in the name of an LLC, business entity or even land trust.
