this is quite typical if your getting folks that will let you list or sell their homes in this very robust sellers market your totally shooting yourself in the foot by not being a licensed agent and take those listings and make bank.. the hardest part is finding sellers your doing that.. wholesaling is a very narrow niche that your finding out that investors that buy from wholesalers are bottom feeders and flippers who need substantial discounts to market..

I don't know if I would go to that extreme, I would want my guests to at least have some running water and a bathroom.

Maybe you're evaluating the deal based on adding another bedroom or bathroom, renting the property with Airbnb vs long-term, or another avenue that you see which some others do not?

If someone is looking to househack and live at a discount long term the 2 family with the ADU has the same gross potential income as the 3 family assuming 1 unit is owner occupied.
