sure it requires more disclosures to be signed like FHA Cert/amend that needs to be signed by all parties and for older buildings you'll need Lead based paint (LBP) disclosures signed by all parties and these arent physically hard things to do but it shapes the perception of the seller of more perceived risk if there are no professional lenders or agents present to explain and massage these forms in the psyche of the seller/buyer conversation.Are there repairs to FHA that make it more difficult ? 

Wholesaler's need you to fund their closings so they can assign their deals in states that require assignment disclosures .You can be an investor in other people's short term or long term rentals and request an equity position in the property.  

Also, how would an attorney review find that the boiler is over 20 years old unless it was on a seller's disclosure which means YOU knew about it before making the offer.

A good agent would review the settlement statement (Closing Disclosure) and likely catch this error, but it isn't their main responsibility.If it is in the contract and the title agent didn't include it, then you could try to hold the title agent accountable.Since this is a small claim, the party at fault might just pay it, or they should carry errors and omissions insurance that could cover it.
