My plan is to househack by staying in one unit and rest out other three.

In addition if you are an out of state investor keep in mind areas might not look the same as you are used to in your home state.

You could also explore using a home equity line of credit (HELOC) or a cash-out refinance to tap into the $100k equity and use that capital to invest in additional properties, all while keeping the current home as an asset.

I'm thinking that an building/converting an ADU on the right property might be a better deal that shelling out $800K on a multi-fam. 

I have had clients rent out to students on college hill and make solid cash flow with little to no problems. 2-4 units seems to be the sweet spot for getting high rents.
