Do you have any suggestions on how I can add value to an investor other than performing a very detailed inspection? 

Luckily a lot of things in Hawaii can be found by word of mouth since it's a smaller community here, so I guess it's just a matter of meeting the right people as well and keeping our eyes open for an opportunity.

It's good that your narrowed down your focus and now you need to narrow down your market.You've already had some great advice on this thread but before you get lost in the "weeds" and all the details, which isn't bad, I would suggest you attend some local REI meetups in your area.

It's no different than BRRR detailed on  the BP forums.

I'm not trying to detail all the difficulties of being a landlord in Seattle.

We have regular REI meeting throughout DFW, the next one is tomorrow night, message me for details if you're interested in attending.

Once they are gone and you have possession back, send them a certified letter with detailed list of all outstanding expenses minus their deposit.

So in my eyes, buying something done and pretty much move in ready is the way to go.

Though I am sure there are many caveats and details that make it much more challenging than what people on the internet make it out to be.. sounds like you would agree with that.
