Based on the rents you described it doesn’t sound like you’re overpriced to me.

You just described how you want to structure your deal.

But the appropriate way to do it is all about your intent and could fall in between what  you're describing and what @Patti Robertson is saying. 

Typically they don't pay or send out bills for you, but the other tasks you are describing sound right in line.

Large presence in TX and described as "KW on steroids" (not my words). 

Also, if anyone has ever removed a kitchen, could you maybe describe what that cost you and what all needed to be done?  

I would have a hard time going after a terminally ill person who I described as a longstanding great tenant.
