Get out of debt, cancel cable, trade in an unlimited data cell phone plan for a Wifi based plan from someone like Republic Wireless, Dial your heat back 2 degrees and put a hoody on, dial the AC back this summer,....you get the idea.

I keep track of checks and dates received.I use a SUM function to see how much is owed, how much outstanding and total interest rate.I can color code redeemed properties a different color.It is super easy to customize. and once you set it up it automates everything but entering the data once you get a redemption check or a deed.You can copy over the tab to a new one and start a new year with all your formulas intact.

You have to talk to your realtor, find growth data about the property area, and you can use realtor.com, realtysnap.com, zillow.com, homes.com, and other sites as references.

I've checked out loopnet.com but did not see how I could extract pertinent property info without a (costly) membership fee.I have a deal analyzer I will be using and I am now looking for the data to plug in.

To the extent that you wish to trust the demographic data entered by the loan originator, Home Mortgage Disclosure Act data is publicly available so social justice groups can sue lenders for unlawful discrimination if the data indicates that is warranted (Wells Fargo etc).CFPB has an interactive website that lets you play with the data.If there is something unique about properties in the area you want to buy in that you want to get in front of, nothing will beat picking up the phone and calling agents in the area.
