I'm a college student and am trying to get into rentals.

I've spent the last two years clearing all non essential debt no car payment no student loans just rent food phone utilities.

I do see the intrigue as they portray to minionlike masses, that anybody can just quit their day job, and follow their techniques in order to invest and get wealthy with little or no money/credit.Then in teeny tine fine print at the end of the infomercial it states that most students of the guru make little or no money afterall =DIf wanna be flippers [or investors] would just stick to the three Fs (find, finance, flip) [or skip the finance and wholesale or skip the flip and rent out]  it would be much simpler and they'd save 20k to 40k+ to ACTUALLY invest in real estate instead of wealth techniques mumbo jumbo.

We have been in a multi-year half-hearted search for a SFH in Colorado (we are out of state) where "the numbers work" for renting a place for 9 mos during the school year (Sep-May approx.), and living there ourselves ...

This is what I train my Lease 2 Own Students that are new.Market Rent Investigation.Start with Trulia and ZillowThen go to the largest property management co, walk in and say:"Uhm, heard you guys are awesome property managers, I have this property, I really dont get market rent, can I talk to a property manager?"

Alternatively, explore the myriad of real estate crowdfunding platforms, and invest in several of the properties offered there, from SFRs in Dallas to huge student housing developments in California, to Class A office space in Manhattan.
