Make it one of those tactical self defense flashlights.You'll probably carry insect repellent spray in case the house has fleas or other nasties.

Title conveyance while the seller is alive and determinant is your best defense against litigation.

I certainly agree, it shouldn't be the government's business, but IRL it is, so your best defense is a good offense...establish and print your "Assistance Animal Policy" to provide every interested party, before it can become an issue.
