God this site is awesome. Brandon, your blog about how to quit your job in 6 months convinced me to finally introduce myself. I feel like every time I come to the site, I find an article that was written solely for me. Good stuff guys.

Now that I'm done sucking up, I can introduce myself.

My name is Dustin Duckett and I live in the Saint Charles, Missouri area (30 miles west of Saint Louis). I am one of the idiots/risktakers that got into a bunch of credit card debt by signing up with a well known education program, because I thought it would force me to make something happen with my investing career.

I have learned a ton. The content provided in the education program is tremendous, but guess what? It's all right here on this site, you just have to find it (search bar works great!). If you want to pay thousands for someone to hand you the information, when all you have to do is reach out and grab it, you're crazy!

So I tried wholesaling. Got a contract on what I thought was a pretty good deal, but could not find a buyer. I gave it my all. I called investors about partnering in the deal and splitting the assignment fee. A few agreed, but no one found a buyer. Lots of time invested and some money spent, but I learned a ton.

I recently found a business partner and we have become great friends. He has some experience and is a great carpenter. He also has quite a bit of capital to get us started. We are slowly but surely coming up with a business plan that suits our needs. We have considered mobile homes, multi-family homes, condo rentals, fix and flipping and considered other non-real estate ventures as well.

Any way you slice it, real estate is where it's at.

I have been told this before, but I feel like I am almost wasting my time looking on the MLS. There is so much competition in my area right now, that homes are being sold over asking price. Does it stop us? Hell no! What I have learned a great deal about in my overpriced education, is marketing. How to make the deals come to you.

It takes time to market that's for sure. Just have to get the marketing engine (my fingertips) going! We are leaning towards a fix and flip situation at this point, so soon as I we find the deal, there is no stopping us. We are positive, motivated individuals that WILL succeed at this game!
