If you suggest it as a buyer and don't disclose the tax issues of imputed taxes on interest (required) the seller may have a bone to pick with you later on.Charge or pay interest, discount the price to compensate for the interest, it's the same thing, no valuation for basis issues, no imputed tax issues, price is lower in the event you do need to refinance.Search "zero interest" and start reading. :)
