In Florida you have to either send a Notice of Non-Renewal by Certified MAIL or Post the notice on the door at least 60 days prior to end of lease.

Most likely you will be seen as the expert in your arrangement, so in the event anything blows up, having agreements that are conservative and customary will be good for both parties, IMO.

He is a bit of a grump at times and I don’t agree with everything he writes, but he is certainly an expert in the field and will steer you clear of the usual guru crap that most people fill their brains with when they first get started.
