In Florida you have to either send a Notice of Non-Renewal by Certified MAIL or Post the notice on the door at least 60 days prior to end of lease.

Most likely you will be seen as the expert in your arrangement, so in the event anything blows up, having agreements that are conservative and customary will be good for both parties, IMO.
