@Sandra Pinzon - there is a lot you can do to cover yourself whether you put it in the additional agreements on the first page of the lease or as a separate addendum.Few boilerplate ones that come to mind.... no smoking in the unit, no structural changes allowed, tenant agrees to adhere to the City of Chicago's noise ordinance, spell out your vacating procedures when moving out, spell out who replaces furnace filters/smoke detectors, lights, only those on the lease can occupy the unit, any specific fees you want to add ($xx if need to change the locks).

If the manufacturer suggests the filter should be changed twice a year but the tenant wants it done every 3 months than you explain to them that per the recommendation of the manufacturer I replace the filters every 6 months however if you would like to have it done every 3 months than you are more than welcome to have that done the extra 2 times per year at their expense but they must use your contractor as only they are authorized to perform work on HVAC systems in properties you own and ask them to submit a copy of the invoice after it is completed for the record of the property.

When new tenants move into one of our units we provide them with a binder containing information on the property (where the shutoffs are located, size of furnace filters, manuals for the appliances, etc.); information on the neighbourhood (schools, transit schedule, parks, etc); a call list of our service providers (handyman, plumber, electrician, snow removal, etc) and some coupons from local businesses (free pilates lesson, breakfast at the corner café, cleaning service, self-storage service, etc).
