The fact that the property manager leased it without collecting a deposit is a huge red flag when they are only placing a tenant. 

We are always happy to see new faces in Toledo as we need good quality landlords in this great city.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

We have just completely renovated a SFR (from the gound up, everything new, foundation, roof, HVAC, etc.). 

One of my HOAs, the master fire/liability policy was +15% this year (likely the max the state approved), the earthquake was +165%, and my personal landlord policy got non-renewed as the carrier left the state. 20+ carriers refused to write a new policy.

Hey @Jay Ritchie - From our experience here in Chicago, we typically see new water/sewer lines range in cost from $16-24k depending on the depth of the trench, distance from the street to house, and just different contractors.What area of the city are you in?

The house rents for $1200 month currently and will be able to get $1600 if renovated (finish basement bathroom, new flooring and fixtures, mainly cosmetic).
