If it's a college town and most of the student body is either not working or working low paying or part time jobs and they're counted in the poverty rates, wouldn't that inflate the %?

As an estimator working for a successful general contractor in the Austin area, the markup depends on too many factors and variables but the ones that carry the most weight would typically be size of project, type of project, and the relationship one has with the client/owner. 

The REO sale contracts I've looked at run about 35 pages and were heavily weighted in the Seller's favor. 

In some places like SF Bay the where you can get so much more when renting vs purchasing (ie: low rent to price ratios) give great weight to a renting choice.  

That's due in part to no professional standards, no governing body, no licensure or accreditation, etc.

People living off the means of others shouldn't get much of a say imo. 2.They talk about poorer people paying too little to no sales tax and wealthier people consuming more paying a bunch of tax.Seems like the ROBIN HOOD method which will never work.People that have money fight vigorously at all costs to keep it and not give to the government to waste.I certainly don't want to carry people on my back because some poor are really having hard times.Other are lazy,on drugs,have zero ambition and are gaming the system at the expense of others.You already carry the weight of the poor.

Not successful real estate investors as far as I know. i used to swim near lake tahoe too near these freezing river, the body needs 8 minutes to get used to the cold water , but that was like three years ago.i meant before the invention of hot shower i think it's natural for our body to adapt to the cold plunge lol

The average weighted DSCR in that lender was like 1.4x just in 2021 but now it's 0.61x....wow this is shocking.
