You can get the deed early (if there are subordinate liens, you wait the 60 days, and petition a judge to get the deed early.

Right now, we're using a 9.0 - 9.5% cap rate on trailing 12 financials to arrive at an approximate purchase price, all things considered for the Class C Properties we're pursuing.
