FYI here’s a 2019 article in the Press Telegram about Long Beach garage ADU conversions, and it includes cost numbers for various owners that were interviewed: $80K for 280 sq ft, $150K for 480 sq ft.

This is indicative of how bad tenants are emboldened by the way we are portrayed in the press and by progressives.Landlord was Clearly wrong- another hobbyist doing it his way.

In an uncertain economy the Appraiser may be hard press to appraise above Cost basis. 

But I get the rest of my down payment back out and could invest in something smart, or a better deal on a primary residence elsewhere.If i rent, I would be hard pressed to get more than 3k / month. 

You might be hard pressed to turn a profit renting rooms out in the greater Boston market but I do know someone house hacking a condo renting out room by room and doing just fine.

If you drag out to winter, every agent out there knows that the people selling in that season are the ones that have some pressing need.How familiar are you with this area? 

I have not really been active there in some years.although I am pretty certain there is very limited amount of multi.. my brother lives on Cobb mtn so i visit often flying into Lampson.. and I have old friends I stay in contact in Lakeport that are in the bizz plus i read the Lake county record bee everyday LOL.. just like i read the napa register every day and the press democrat..
