Hello All,I am looking for a realtor in South Jersey, specifically the Oaklyn/Bellmawr and areas surrounding Camden City, but not in Camden City. 

I have a few duplexes in Atlanta but this will be first one I have lived in and managed myself.Does anyone have an opinion on if it is better to market on your own or use a realtor/broker? 

Also where can I find an affordable if not free source to where motivated sellers that are not being represented by realtors?

Not if you use a realtor and rent something that is listed on the MLS or from an actual apartment building.You mentioned Craigslist - why on earth would you do anything on there??

My realtor is adamant the house doesn't need that much repair & that she can sell it at that price point.

Late last week the title company informed my realtor and I that the seller has a second lien on the house, and if unresolved, will not be able to sell it.The contract we used mentions a return of only earnest money if the title is not cleared.

For flipping a contractor is probably the most important, but it is hard to evaluate a contractor without a project for them to bid on, so a realtor is probably going to be your first call.

However, if you are a now realtor knocks on a door or leave a flyer with no hand bill permit or local solicitation permit you may be fined by that city in most towns or cities.
