If the roof is compromised already, you might have rot and mold particularly in places hard to get to.

Is anyone aware of a lender who will do a loan on a multifamily property (3+ units) in Minnesota at less than 25% down?  We will not be occupying the home, so FHA won't work.

Finding contracts has been particularly challenging as well as a good breakdown of which terms are most valuable to negotiate on.

welcome @Kelly LeCroyIf I were you, I would find a local non-guru REIA, and show up consistently.

A good tactic I found is calling the agent or agents who have sold houses at the price you're looking to sell in the neighborhood and asking them what they did to market those particular houses. 

Particularly with the duplex.

But most properties under the $2.5m pricepoint (which is considered a "starter home") are still quite competitive - particularly single-family homes versus condos (which are marginally more plentiful). 

I have several things (non-real estate) going on and will focus on this part later in Sept.

This would be my first effort, as a non-accredited investor, dipping my toes into real estate in a low risk way.
