At that point, your return on investment should be much higher as you are deferring the taxes which allows your wealth to grow faster.Of course, this is all a guess, and I imagine by the time 10 years arrives, you and I will have dramatically changed our approach!

I'd have said cash back in 4 years...OK 5  6 7 years because I'll have to fix a few things here and there, but then I will have my money back and cashflow literally beyond anything I'd imagined before.

I can't imagine it every costing $1M to build a 4 plex in MN....I have been looking at this pretty hard for myself, due to prices or lack of supply it seems that it would be cheaper to build a multi-family property in some areas than it would be to purchase one.In looking at a recent appraisal I have - under the cost approach they estimated rebuild cost at $85 per sqft (tired building).
