This article (California population growth slowest since 1900 as residents leave, immigration decelerates) from 2019 talks about it, and I’ve listened to a bunch of Bruce Norris’ talks/presentations where he’s went over the charts (starting well before COVID).Bruce actually goes even deeper into the charts to show that when people do migrate OUT of California, they tend to bring a lot of wealth with them, and other states (like Florida) tend to benefit from a lot of wealth coming INTO their state.

Each investor is different on KPIs and stuff they need, a one off investor would be different than an institutional person whos managing capital and requiring a much deeper analysis.Bank of Tampa can be an option for funding but some of the bigger brokerages like CBRE and Franklin St can also provide references for lenders they work with which is a route I'd explore.Investors we are seeing are doing around 30% down, most of which recently has been B+ assets without much work needed.

While I'm not in SF rentals, my question has been similar regarding jumping deeper into the multifamily space (apartments on the commercial side).I also believe success can be replicated especially when using the right resources, the right people, and applying the work (action-biased).
