Hello BP Members,So here is an update:Water Department called me today around 4 pm and said that tenant wants to shut off the water on this coming Monday (keep in mind water, electric, gas & trash are tenant's responsibilities as per lease agreement).

I'm going to now find out what school district it's in and I'm going to call the police department to find out the crime rates in the area.What else would you guys recommend I research?

Even 4 miles down the road....1 hour drive.I actually don't go to any REIA events around here, and I haven't the foggiest on how to flip, so won't be much help in either of those departments but I do do the giggle thing so stay in touch!

The building code or rental property code might require this; your friendly local building inspector or code department can advise.If you think you might eventually run gas to both units, you should tell the gas company that when they install the meter for the first unit.

Always been of the mindset a real emergency is handled by the police or the fire department, everything after that isn't an emergency and can be handled with a phone call to a service company and beyond that it can wait.

In about a week, someone from their Protégé Department will call you and offer you training in some capacity -- from Boots on the Ground for $5,000 to on-line with access to phone support for anywhere from $500 or so.
