That places the burden on the current owner to get everyone out.But be aware that they very likely will not accept a contract with that term.In general, your post alarms me.

See a good attorney who is aware of your personal and business position and who doesn't push asset protection as a specialty as they usually have a shelf product to meet any need.

Was the broker hired by the bank to find them land to lease or is he just aware of a bank looking for land and wants to sign you to a representation agreement before someone else does?

That they were made aware of the HELOC from the beginning of the process and that their lack of timely action in no way should impact you negatively, and that you would have pursued other options previously had they informed you of the delay.

I personal allways conceal carry during showings and try to stay aware of my surroundings at all times.
