Am I analyzing this deal correctly (am doing it as owner occupying the smaller 2 bedroom unit).

I'm learning as I go that's why I'm analyzing every deal I come across Likely going to pass on this deal unless it's available for less.

Unfortunately I'm a beginner so I don't have any returns to enjoy yet haha  1 - Learn how to analyze markets, not just properties, from a financial point of view.2 - Learn how money works, meaning learn how to use strategies other than the typical flip and/or buy and hold strategies.3 - Learn how to design, plan, and execute a REI Plan.4 - Learn how top put all three disciplines together as one...since the correct use of the three is as one. 

I've been networking, learning, analyzing and researching properties in Hartford County, CT for about a month now.

Now I am ready to move forward and I have been making it a point to analyze a potential deal every day.

On paper the returns look incredible, however I am totally new to this category so Im not sure totally how to analyze it.
