Hello BP community,I am looking to purchase my first rental property in SD, but am finding the prices to be very high in relation to potential rent prices, to the point that I may have to take negative cash flow for possibly up to 15 years before it becomes neutral / positive with the current down payment that I have.The upside to this is that the projected appreciation in San Diego is quite high and the rate of return (IRR) could be positive in as early as 5 years and reach up to 6.5% in 20 - 30 years.

And honestly I don't have the budget to do both (right now anyway)/.Honestly, the best method is probably SEO, but they are all inter-related and they support each other.

On a semi-related note, what's your opinion on selling one of the SFR and purchasing a duplex now instead?

I'd also get a refresher on SCRA and the CHBOR rules in California specifically related to foreclosure.

Hello Greg, insurance is great, but I don't think it can supplant using entities to insult yourself, especially given it's relatively cheap to use them and they provide substantially more protection.

A lot of forum members are very knowledgeable in their respective fields related to real estate investing, whether that is real estate sales, wholesaling, flipping, rentals, lending, self-directed IRA and Solo 401k investing, or tax and legal guidance.The site has quite a few tools that can be helpful for new members.

I have marketed property internationally over many years and the laws around receiving fees are related to the geography.

The person who wrote that is probably generalizing from their anecdote, probably when they applied for a Fannie loan, they probably didn't have super strong day-job income relative to how much mortgage they wanted.
