@Michael Zack extremely common in MA due to all of the colleges/univs where parents pay. 

I was really hoping to get a better feel for the market down here and hear from some others in this area.I am not delusional to the fact that this is an extremely hot and competitive market, and not getting much easier with the sheer amount of people moving to Austin everyday.I was wondering how viable it is trying to compete in the Austin market, specifically with the goal of buying and holding small multi-family homes?

hello everyone in the BP community my name is Marcus and im in the upstate Greenville SC area and have been researching real estate investment for the last 5 years and have also put in a few offers I am extremely interested in multi-family Investments and building up my rental portfolio I am an HVAC contractor and would love to help the BiggerPockets community in the upstate area and also learn from the veterans of real estate investing.

.- The ROI on house hack reno is 100% (will recoup all costs within the first year)- Concerned that this semi-split set up  may not be very appealing to future renters once I move out in 5-6yrs and rent it out- It looks fine cosmetically but closing off these levels makes the house feel somewhat less open.- Located in suburban area.Tearing down two walls and removing the upstairs w/d would not be very expensive so if it would be worth it to do this prior to moving out, it is something I would consider.

Not only has everyone I've contacted been extremely obliging and generous with their time, but they point me to the specific resources they use to stay current on their market.

One of my main concerns is that there is no A/C.

I think its mostly wetlands that can be concerning where I'm at).

Cash flow would be ideal, but for this particular property I’m most concerned with the location being one we’d want to live in (A+, A neighborhood, ability to find renters, needs cosmetic work but still liveable, and at least break even (not counting assumed appreciation).

However, the location really makes me concerned.

There are also liability issues, privacy concerns, and asset protection factors to consider.
