I have been given the sense that maintenance means things like routine repairs (new doorknob, broken light fixture, a stuck drain) routine preventative upkeep (winterizing, etc.)

I never see that on most of the properties I seem to find, just huge areas of grass that I would think need to be watered and/or cut a LOT only to be killed during winter.
