Looks like you are going to profit $150K after commission and closing costs.Sounds like a good deal.If you think the multi-family duplexes are going to bring the price down.

It should never come up unless their clients are constantly offering you much more than other agent’s clients.

the answers to all of your questions are... go find those people in person, which is difficult to do out of state unless you're traveling frequently to your chosen market. 

The transaction took over 3 months for a bridge loan just to be declined.
