There are a million reasons why a buyer who has a pre-approval from a lender and makes an offer through their own agent, but still can't get the deal across the finish line; lost job, death, debt to income changed, doesn't like something on one of the many, many reports and/or disclosures, job change, divorce, injury, just changes their mind and walks away... the list is endless.

Do your initial analysis and if it passes, do whatever it takes to get smart, mitigate risks, find someone to verify your analysis (third party consultant or feasibility company) and then pull the trigger once you are satisfied that you have a winner.
