I have rental properties but Id like a plan B if I need a different full time job.I landed on appraising, because Its not far from my current core skill set.Where did everyone go to get started?

Do you have construction skills or trust people who do?

The sites I've been on that "trade tips" on individual stocks are ironically filled with UAWs (under accumulators of wealth) and not the places I'd hang!

There are trade-offs including easier to get for properties requiring rehab, faster, etc

This conversation pairs nicely with, "We'll also be popping by 4x a year for seasonal maintenance checkups" and any other best practice you want to incorporate.In the final analysis most landlords are not professional nor are they skilled. 

My customer service skills are far from awesome.

Any time @Andrew Menkes Also, you can probably gain some solid skills from Jordan Bellfort's book straightline sales, oe any other book on sales/negotiations/networking.

I won't be entertaining another flip until I have a trusted, organized skilled laborer.

Personally I’m leaning towards acquiring several single family rentals (using BRRRR) and then trading up using a 1031 exchange for a multi family property.
