There's probably a pretty wide range out there depending on thoroughness of the QI and location/terms of the deal.

In general, though, wood panel walls make rooms darker and seem smaller whereas drywall will do the opposite.  95% of all areas are probably going to receive a higher ARV with drywall but whether or not the cost offsets the increased sales price is something you will need to investigate more thoroughly based on the market you are in. 

Require your TB to have a professional perform a thorough home inspection, including roof, HVAC, plumbing and electrical. 

He used to be a framer for the builders here in Vegas and has a ton of knowledge, really thorough, and not overly expensive.

Make sure you thoroughly get a chance to review those leases during your due-diligence phase.

We had hard wood floors and there was no damage, but there's just this lingering at odor from litter boxes that doesn't go away without a thorough cleaning and possibly re-painting.

Read your documents thoroughly and answer the declaration questions truthfully.Most banks will ask you specifically "if any part of the down payment is borrowed".
