Read the forums, you can bank on what Ken Rishel and Dion D. have to say, (I'm pretty fair too, LOL), use salt with internet advice on seller financing.

anyone can learn the basics of DIY as one acquires properties, however knowing how things are done and what is required to do these things prevents being taken advantage of by contractors. if you just want to learn how to fix things,  the internet can teach you to do practically anything.

So for me to build one would eliminate the incredibly difficult task of finding a decent property to purchase.

Generally only use them for task oriented stuff.
