I originally planned to get a refinance loan on this house when rates were 3-4%, but the property was in such bad shape the banks kept rejecting my requests for loans once they saw the condition of the property, and I couldnt qualify for insurance at that time.

With asset based or DSCR (debt service coverage ratio) loans or rental specific loans, lenders calculate the income by the PITI (principal, interest, taxes and insurance) to qualify for the mortgage loan.

If I buy a new property as a primary residence and move into that new house, will I still have to pay a down payment for an investment property if I plan to rent out the house I currently have after I move into the new house?
