The eviction process here is actually very smooth compared to the coasts, it's about 6 weeks from posting a 3-day notice to bailiffs showing up at the door to enforce the judgement.

I did some searching of prior threads on here, but wasn't able to get too many solid answers for what I'm looking for, so I'll tell you as much as I can think of here about the house and the paint job: -Its a 1700 sq foot, 2 story house that's just had new drywall installed on over 3/4 of the walls (we demo'd most of the ceilings for new wiring and insulation and a lot of the walls were pretty messed up, so it was easier to go over them with new drywall than to attempt to float them smooth with compound, etc.) and the walls that were left original were pretty straight and any cracks in them were patched, mudded and sanded smooth by the drywall guys.

It goes on smooth and I can get 5 gallons for around $120.

When I talk to younger Agents they know nothing about this important factor for a smooth sale. 

I know I'm not a pro, so I don't have the same smoothly running operation or economies of scale of a true professional.

I found that oil based primer (kilz) provided a nice even cover and filled in some of the larger oak wood grains to give a smooth finished look to the cabinets.

Update- am in process of closing on a fix/flip- so far I will say Michael Calloway is excellent and if things continue smoothly thru closing I would give him and his company 5 stars while planning on using them for all my future lending.
