You response has definitely given me a lot to think about moving forward.

I would have her sign an addendum stating you are letting her out of her lease however she is responsible for rent until you find a viable replacement.

It's my understanding that tenant A is responsible for payment if tenant B does not pay and that gives you more leverage to collect if necessary.

(I think this has already started to slow with Q3-Q4 of this year) It is a great time to be an investor in DFW, especially with this slow down coming up.

I have talked to some real estate agent but they have not been responsive.

Be advised if the lease option individual stops paying you are still responsible for the debt.
