@Ed, lol, that's funny because to me it seems to be the easiest outside of bird dogging, I know that I have to get my marketing and all of that in place to actually have business running smooth...rough patch I guess.

If any don't operate smoothly, shut off the main water supply and replace with 1/4 turn ball valves.

I gotta say I was drawn to Cozy over the smooth interface, application options, and some of the built-in features (E Rent Payment is very clunky) but am not sure I will stick with it long term due to the payment issue.
