The sum of the above responses do a good job of explaining the BRRRR in my opinion but left out a couple of items.It is difficult to refinance based on a new value unless you have held the RE for a seasoning period. 

Pivot to a less saturated space such as mobile home parks (I'm here), self-storage, mini-storage, note investing.

Hey everyone, I'm fairly new to real estate investing & have been researching lately trying to understand & analyze properties better & I stumbled upon this unique listing that caught my attention in CA:Commercial Building Storefront (retail building) + Opposite Side of the lot is a residential property 3 bdrms + 1 bath Year Built 1951 Price $219,000 est cap rate 10%-Total Lot Size 6,000 sq ft /Building sq ft 2,262 +/- Commercial Building 1,162 sq ft +/- /Residential 1,100 sq ft +/-* Lot stretches between two parallel streets, both properties are back to back (but not attached to each other) each facing a different street (Commercial Building)-has a showroom, back office, storage & bathroom complete w/shower.

I heard the talk on the show of making good profit off storage units.

This will be my first investment purchase - looking for a seasoned investor’s advice.

We got two deals in 60 days and then about 3 months after that we partnered with a colleague on a commercial self-storage deal to break into the commercial space.

If I know they aren't available on a certain date, I try and get my checkout days for when cleaners are back or even block that day (in off season) My wife can go clean house in a jam. 

I've run into a mom & pop storage facility and they are retired in upper 70's (age) and willing to sell, realizing they won't be around forever.
