Hi BP,My family and I have been in a restaurant business for almost a decade.

That could mean traveling the world, running a vacation rental, opening a restaurant, or starting a fashion design agency.

In addition, they took a loan out on their primary residence to pay off the pre-school but when Covid hit in March of last year, they had to shut down. 

That means no eating out at restaurants, no name brand clothing, no vacations, no expensive concerts or events, etc.

Back in Feb 2020 I found an architecture that drafted up the plans for the new layout; and shortly after; met a mortgage broker at an investor event that was looking to fund new projects and we connected and two weeks later all the loan programs were shut down as COVID-19 made its entrance.

Water was shut off and I found a notice that she owed almost $500; that's ALOT of months not paying the water bills since the bills often average between $60 and $70. 

It could be a viable solution and may shut this person down for a long time.

I prefer to leave an instruction sheet in the rental that addresses the "big ticket" problems: how to locate and reset a breaker or GFI, how to shut off water in an emergency, how to operate the sprinkler timer, how to change air filters, how to use the A/C, etc.

If they already did damage then get angry inside, but also try to avoid a confrontation and keep your mouth shut.

Where to begin with this one....Under contract on a property with a Section 8 tenant (schizophrenic) who has apparently had gas disconnected for 13 years, and water shut off for 3 years.
