I prefer to leave an instruction sheet in the rental that addresses the "big ticket" problems: how to locate and reset a breaker or GFI, how to shut off water in an emergency, how to operate the sprinkler timer, how to change air filters, how to use the A/C, etc.

Where to begin with this one....Under contract on a property with a Section 8 tenant (schizophrenic) who has apparently had gas disconnected for 13 years, and water shut off for 3 years.
